Below is an outline of the services that are provided in a typical Construction Management project as well as an overview of each phase. This list is not necessarily complete, nor is it unchanging, modifications are often made to best suit the requests of the owner.

1. Pre-Construction Phase – Includes conceptual estimating, analysis, and preliminary scheduling.
During this phase a conceptual estimate can be completed based on limited information that is available. Also, comparisons can be made to determine the most effective and efficient systems and methods to be used during the later stages. Approximately 80% of a project’s potential savings are prior to the start of construction. A schedule may be developed and important design criteria and milestones can be identified. Development of bid packages and administration of the bidding process also occurs during this phase.

2. Construction Phase – Includes the coordination and supervision to complete the project.
During this phase Dunlop & Johnston, Inc. will provide on site project management and supervision, facilitate progress meetings and other communication, monitor progress, determine and enforce safety requirements, and maintain project records. This is done by a combination of on-site personnel, trained specifically for the requirements of the project, and the on-going support of our entire office staff. Every member of the Dunlop & Johnston team is available whenever needed to complete your project.

3. Post Construction Phase – Includes training programs, record drawings, and certifications.
While the services may vary depending on the project and the desires of the owner, Dunlop & Johnston, Inc. provides the information and training necessary for the client’s full enjoyment of the completed project.
